CMake 4.0.0 has been released and compatibility with CMake older than 3.5 has been removed from CMake. https://cmake.org/cmake/help/latest/release/4.0.html

Let's set the min CMake version to 3.12 (7 years old) because compatibility with CMake older than 3.10 also will be removed soon.
